Crown & Andrews, a Goliath Group subsidiary, embarked on a significant project at Unit 2, 2 Johnston Crescent, Horsley Park, involving a new 8,000 sqm industrial facility seamlessly integrating office and warehouse requirements into the base building program.

The industrial facility featured 650 sqm of office space and 7,390 sqm of warehouse space. Through a competitive tender process, Frasers were chosen as the Developer to deliver the base building warehouse and office.

4PM Projects represented Crown & Andrews’s specific requirements to ensure they were captured and integrated into the warehouse, complete with loading docks, hardstands, canopies, racking, landscaping, an internal office and gymnasium and a state-of-the-art kitchen and product display showroom.

Our role

4PM Projects were entrusted with end-to-end project management services, covering leasing negotiation support, stakeholder briefings, design schedules, coordination with the Development team, and overall project management.

A key contribution by 4 PM Projects was the development of a comprehensive design schedule, covering technical warehouse requirements and office design standards before the appointment of the Development team, ensuring alignment with Crown & Andrews’ expectations, resulting in time and cost savings whilst maintaining high-quality standards.

Throughout the project, we managed all aspects to ensure delivery aligned with the design criteria, managing cost, quality, and time risks. This encompassed various construction elements, including steel portal frame structures, optimised concrete slabs, efficient steel roof sheeting for natural light, and a combination of tilt-up concrete panels and metal cladding with sustainable architectural features.

The successful delivery of the Crown & Andrews industrial facility exemplifies our capability to handle complex projects. The integrated design optimised functionality and efficiency, while sustainable elements showcased a commitment to environmentally responsible practices.

The project was completed within the 12-month timeframe and the $10 million budget, highlighting our dedication to delivering results that align with our client’s vision and expectations.
