King Clarence

‘King Clarence’ is a new venture by The Bentley Group, represented a comprehensive hospitality initiative located at 171 Clarence Street, Sydney.

Under the guidance of 4PM, serving as lead Project Managers on behalf of the Lessor, Terraform Capital, the project’s ambition was to transform the space into a top-tier restaurant bar for the tenant, The Bentley Group.

The role of 4PM encompassed due diligence on the existing building to assess its suitability for the intended fit-out, including a thorough review of services, compliance with the Disability Discrimination Act and Building Code of Australia (BCA), and the potential for necessary building upgrades and agreement of the Category 1 upgrades.

A significant challenge was navigating the inherent limitations of the base building to fulfil the ambitious requirements of a modern hospitality venue.

In addition to facilitating the lease negotiations, 4PM managed the intricate balance between maintaining the building’s integrity and implementing the modern enhancements required for a state-of-the-art commercial kitchen and high-end fit-out.

4PM communicated with various consultants and builders, ensuring that every aspect of the design and construction phases was executed flawlessly. Weekly meetings were a staple, guaranteeing that all parties were aligned and informed throughout the project’s lifecycle.

This included strategising around the financial implications of upgrading building services in a manner that was feasible for both Terraform Capital and The Bentley Group, while also ensuring compliance with DDA/BCA standards and DA approval conditions.

The successful negotiation of these complexities highlighted the project’s unique ability to marry innovative design with practical implementation.

The outcome of the collaboration was the creation of a premier dining destination, characterised by its luxurious fit-out and cutting-edge kitchen facilities. ‘King Clarence’ emerged as a testament to what can be achieved through strategic planning, expert project management, and a shared commitment to excellence, setting a new benchmark in the hospitality industry.
