This project integrates 800 m2 of modern office space, 10,200 m2 of advanced warehouse facilities, and 1500 m2 of technical space, featuring specialised rooms for the testing of X-ray and MRI equipment.

The facility proudly holds a prestigious 5 Star Green Star certification, underscoring Toshiba’s commitment to environmental responsibility and energy efficiency.

As the appointed project manager, we guided the project from inception to fruition. Commencing with leasing negotiation support, the team navigated the intricate process of securing an ideal site. We conducted stakeholder briefings to foster a clear understanding of expectations and requirements, laying the groundwork for subsequent project phases.

We developed a comprehensive design briefing schedule encompassing Toshiba’s warehouse’s intricate technical specifications and the standards governing office design. This structured schedule was instrumental during negotiations for the appointment of the Development team.

Under a competitive tender process, Dexus emerged as the appointed Developer entrusted with delivering a state-of-the-art industrial facility. Their mandate encompassed the construction of a warehouse featuring loading docks, hardstands, landscaping, canopies, and the integration of sophisticated elements such as racking systems, internal office spaces, an automated sortation system, and a laboratory.

The Design Development phase of the project was protected due to the detailed design briefing schedule that was established during the Developer selection phase resulting in overall time and cost savings to Toshiba.

With Dexus at the helm, 4PM ensured a seamless transition from concept design to the design development phase, managing the overall industrial project with precision and expertise. The collaborative efforts between 4PM Projects and Dexus resulted in a cutting-edge industrial facility that aligns with the needs and expectations of all stakeholders involved.
